LAND BANKING.

Land banking is the process of buying pre developed parcels of land, holding the land for a certain period of time for the main purpose of value appreciation and selling the land in the future for a significant Profit.

In a nutshell, buying a parcel of land in an area that has high prospects of growing demographically at a cheap price and then hold the land for a period of time, when the population around that area has fully grown, sell the land at a higher price and make a substantial profit.

I heard a story of how someone bought an acre of land in a marshy area for N12 million and sold it few years later for N240 million. In fact the day he went to do an inspection of the land and realised how bad the area was, he regretted buying the land. But few years later, the land he bought for N12 million in that marshy area was now selling for N240 million.

Today the marshy area is called Victoria Island in Nigeria.

Just imagine how much land use to cost in Buea before the creation of the University of Buea and how much it cost now.

Imagine how much land use to cost in Bambili before the creation of the university of Bamenda and how much it cost now.

Most investors overlook land banking because they are not patient enough. Time is the focal point of land banking. The rewards are awesome.

The best areas to do land banking is at the outskirts of big cities and major expressway that connects big cities.

Douala is over crowded.  Buy land at the outskirts of the city. Some day, people will be looking at the outskirts to settle in order to avoid the overwhelming population of the city.

I think currently in Cameroon the best areas to do land banking are in the north west region and the south west region. Those in these two regions please invest in land banking. Land is very cheap during this period of crisis. No body can burn your land, no body can steal your land.
